Colorado mountain land under a $1,000 an acre!

137 acres only $132,500.00  Christopher Ranch Property # 9 is 137 acres offering you plenty of space to lose your self in! There is a driveway cut in that takes you to a cleared pad, and here you can pop up your camper and enjoy knock out views. Great property for extended families to have gatherings and reunions, or as a hunting base too. Very close to TWO National Forests that you could spend a day there and be home for supper. Ditto for fishing at the Arkansas River, Spinney Reservoir, and Eleven Mile Reservoir. Breckenridge is under 1.5 hours too!

Too rugged for horses, ATVs would be possible in some areas, but only if you took the time to clear and create trails. The driveway is shared with the northern neighbor and it really was the right thing to do as it saved thousands in costs and both property owners benefit by having easy access. However, if you like you can access it via the recorded access road further down and avoid the once in a while contact you might have with him. But it will require a bit of dirt work to cross the ravine.  Either way as you hike deeper into the draws and ravines you will see signs of all sort of four legged critters and if you are quiet enough you may just actually spot them. Heavily timbered and tumbling terrain with game trails throughout the rock outcroppings, tall pines, twisted pinions, gamble oak, and mountain mahogany.

As far as the Christopher Ranch, it was originally platted into only 14 tracts all 35 to 137 acres in size and all but the few bordering on CO 9, they are off the electric grid.  Accessed via a gated road located 14 miles north of US 50 right on state CO Highway 9. It takes only 1/2 hour or so to get to Canon City from the ranch entry. Elevation of the Ranch is approximately 8500 ft and with that you will find ponderosa, pinion, some fir trees and narrow leafed cottonwoods too.

There are no power or phone lines on or into Christopher Ranch and so it is ideal for off grid living. Also it is lightly covenanted but you can count on being able to do extended camping, and hunting. Annual fee of $295 applies and is mostly just used to maintain the private road and currently there is a grazing lease so taxes are ridiculously low.

The owner is willing to do some short term financing with 30% down. So check out the 3d aerial map and photo show below and see if this could work for you! Must click first photo for enlarged view and descriptions.
